A buyer's agent or broker is a real estate agent who is employed by and represents only you, the buyer or tenant, in a transaction. Although they work exclusively for the buyer, their compensation can be paid in a number of ways. The most common is through a commission split with the seller's or landlord's agent. Please note that these agents are licensed in their own States. We, as the organizers of the network, are licensed in New York State.

Even though this service is covered by the seller's or landlord's brokerage in the form of a commission split, the buyer's brokers on our team are not commission driven. It does not matter to us which home you purchase. All that matters is that we help you find the best property for your needs.

Even though the seller or the seller's agent pays their fee, buyer's agents must always remain loyal to the buyer. Buyer's agents can provide a number of services for you including:

  • Helping you determine how much you can afford to spend on a home.
  • Explaining available financing options.
  • Informing you of current real estate values, taxes, utility costs and other factors that will influence your opinion about a property.
  • Extend the search beyond MLS properties to include "For Sale By Owners",foreclosed properties, bank trusts, or new construction that fits the description of the property desired by the buyer, whenever possible.
  • Using the Multiple Listing Service to locate homes that suit your needs.
  • Selecting appropriate properties to view.
  • Revealing any information about a seller or property which may affect your purchase decision.
  • Represent you on a confidential basis, agreeing not to disclose anything about you to the seller except that which is required by law.
  • Advising you on your offer.
  • Presenting your offer to the sellers, and negotiating for the most favorable terms and price, with the least amount of inconvenience to you.
  • Helping you evaluate counter offers.

Most states require that real estate agents disclose to buyers and sellers their agency relationship. Real Estate agents are required to "provide timely,meaningful written disclosure to consumers of all possible relationships under State law."

The disclosure should take place at the first substantive contact --- certainly before you sign a representation agreement, are shown a property, or the real estate agent is told any confidential information.
